ZACHARY BUTTSFOUNDER & PRESIDENT
Meet Zach

Your priorities.
My attention.

Zachary Butts is the founder and president of Galleon Capital Advisors and a broker-in-charge in North Carolina. He brings extensive negotiation experience, principled leadership, and disciplined execution to commercial real estate, building selective, long-term relationships grounded in trust, discretion, and shared objectives.

Negotiation is a defining strength of Zach’s practice. Through experience successfully navigating complex transactions and competing interests, he has developed a practical understanding of leverage, timing, and the priorities that drive decisions. His approach combines thorough preparation, direct communication, and the judgment to know when to stand firm and where to find a workable path forward. Fair and reasonable, he advocates tenaciously for his clients while keeping their broader objectives in view. Character guides that work: doing what he believes is right, protecting his clients’ interests, and remaining accountable through execution.

Zach’s work spans retail investment sales, acquisitions, development strategy and consultation, and property repositioning. A particular strength is recognizing overlooked value and helping improve underperforming assets through practical changes in leasing, operations, physical improvements, or development potential. Direct relationships and market engagement also support his pursuit of off-market opportunities, combining an owner’s perspective with hands-on transaction leadership.

Zach is also an investor in select transactions he helps bring together. Where the opportunity and relationships align, he is willing to commit capital, sweat equity, and expertise, prioritizing long-term, mutually beneficial results over short-term gains. That owner’s perspective reinforces his commitment to the projects he represents and the people alongside him.

Every property receives a tailored marketing strategy shaped around its strengths, challenges, and likely buyers. A 2023 Crexi Platinum Award winner, Zach combines creativity and preparation with extensive working familiarity with LoopNet, Crexi, CoStar, and residential MLS systems. A grassroots marketer willing to knock on a door and build a relationship personally, he continually builds on that foundation through the practical application of emerging AI technologies. His focus is on understanding and using these tools to strengthen presentations, sharpen targeted outreach, streamline execution, and improve the client experience.

Through firsthand collaboration, Zach has developed a vetted network of independent developers, contractors, attorneys, lenders, accounting professionals, appraisers, inspectors, property managers, and maintenance providers. He stands behind his recommendations and helps coordinate the right expertise around each client’s objectives.

Zach brings investors together around shared real estate objectives and helps coordinate joint ventures and transactions involving multiple capital partners, working alongside independent legal, tax, and financial professionals on structure and execution.

That support can extend to business sales, particularly when real estate is involved, through coordination of financial review, underwriting, and transaction planning alongside accounting and financial professionals. He also introduces clients to specialists who can evaluate and help implement strategies such as 1031 exchanges and cost segregation, with tax and legal advice provided by qualified professionals.

Rooted in Lake Norman and the Greater Charlotte metropolitan area, Zach’s market focus extends across both Carolinas, including Upstate South Carolina, Myrtle Beach, Charleston, and coastal and beach-market opportunities. Alongside his commercial practice, he brings experience in luxury and income-producing residential real estate, serving clients and their referrals when personal home or residential investment needs arise.

Across these relationships, the goal remains consistent: thoughtful strategy, accountable execution, and a trusted advisory relationship that continues beyond the closing.

Steady principles. Full speed ahead.

“Understand your priorities. Help you execute them.”
Our approach

The relationship
comes first.

A successful transaction begins with a shared understanding of what you want to accomplish and the work it will take to get there.

Listen

Understand the objective.

Your timeline, capital priorities, and long-term plans guide the search or sales strategy from the beginning.

Evaluate

Look beyond the headline.

Review the property, question the assumptions, and identify the due diligence needed to make an informed decision.

Execute

Keep the work moving.

Coordinate the process and maintain direct communication as an opportunity moves from initial discussion toward closing.
