Bravo Zulu.

A job well done.

North Carolina · South Carolina · Greater Carolinas

In naval tradition, BZ is the signal for “well done.” Its roots are in the Allied naval signal system adopted after World War II.

At Galleon, it honors the clients, partners, and people whose trust and hard work bring each transaction to a successful close. Every closing reflects a shared effort, and the achievement belongs to everyone who helped make it possible.

A shared success. A moment to celebrate.

A complex closing. A lasting relationship.

Franklin Green marked an important early milestone for Zach: a three-building acquisition with investors he had not previously met, and an opportunity to earn their trust through execution.

The transaction required coordination across multiple tenants, corporate approval channels, and lender requirements. Securing a national bank tenant’s estoppel certificate and SNDA became a central challenge as the examination deadline approached. With financing still unresolved and the interest rate not yet locked, the investors faced uncertainty around both timing and projected cash flow.

Zach pursued the outstanding documentation and negotiated an extension of the examination period, giving the buyers additional time to complete their review while protecting their earnest-money position. He also negotiated a substantial purchase-price concession to address the financing constraints and help bring the acquisition to closing at $4.75 million.

The relationship continued well beyond closing. Zach has handled leasing at Franklin Green since the acquisition and remains the owners’ primary contact for leasing at the property. What began as a first transaction with investors he had not previously met developed into a lasting working relationship, built through negotiation, follow-through, and continued service.

As for another sale? Zach would be happy to handle that, too. Whenever they’re ready.

Capital partner introduction

Luxury Storage Portfolio

Through Zach’s professional relationships and collaboration within his brokerage, he helped connect a luxury-storage portfolio with the investor who provided approximately $15 million in funding. The portfolio’s estimated full-development value was approximately $100 million.

Purchase & leasing inquiries

Explore luxury storage.

Luxury storage condominium developments in Denver, Concord, and Fort Mill offer a range of unit sizes for autos, RVs, boats, and business storage. Projects are currently in development. For purchase or leasing inquiries, contact Zach for more information and current availability.

Multiple units may also be acquired together as an income-producing portfolio, subject to availability, leasing terms, and investment underwriting.

Investment and business use

Upon delivery, individual units or multi-unit portfolios held for investment or business use may be suitable as 1031 exchange replacement property, subject to transaction-specific review by the buyer’s tax advisor and qualified intermediary.

Personal-use storage does not qualify for a 1031 exchange. Delivery alone does not establish eligibility.

Availability, delivery timing, and permitted uses must be confirmed for each unit.
